Not all premium neighborhoods in Mexico City perform the same

If you are already investing in real estate in the city, this interests you.

The most costly mistake that local investors make: choosing the neighborhood out of habit or where they already know - not because the numbers justify it.

Here are three things worth checking before deciding where to buy:

1. How quickly are new units rented or sold in that area? If the apartments take months to rent, there is a problem, whether it is price, demand, or excesive offer. The best areas have waiting lists, not "to rent" signs.

2. Does the price you pay allow you to earn money with the rent? There are neighborhoods that sound aspirational but whose prices are already so inflated that what you charge in rent barely covers expenses. The entrance fee is everything.

3. How many new projects are reaching that same area? A lot of new supply = more competition to rent = less capital gain in the future. The areas that best retain their value are those that have little space to build more.

Which areas are showing better dynamics today? Based on what we see in the market: Tabacalera and Juárez still have prices below Roma and Condesa, but with increasing demand for income, partly due to the rise of international companies settling in Mexico City.

Roma Norte and Condess are still solid areas to retain value, but the best moment of entry has already passed.

Investing without checking this is guessing.
