Professional tips for selling your house

Selling a property is not easy. There are certain details that clients notice when evaluating a property, and these details help them when negotiating the price.


To get the most out of your home, we need to show it off, make the client fall in love with it, make them "see themselves" in your home , and make them discover that they would love to live in it.

As we've mentioned in previous posts, the modern, hyper-connected shopper has shifted from buying products to buying experiences. The shopping experience is transforming into a generator of sensory experiences.


The competition your house faces is fierce: new developments with amenities, minimalist decorations and designer details, points that the buyer will value when deciding to purchase.


Your house needs to look fantastic if we want to sell it for the best price and in the shortest time.

If you're thinking of selling your house, pay close attention to the following:


a) The external appearance



Before even entering a house, potential buyers get their first impression of its condition from the outside and begin to form an opinion. Give the facade a fresh coat of paint, fix the planters, clean the sidewalk, and repair details like scratches on the doors, rust, a broken doorbell, windows with moldy or cracked glass, etc.


b) Those "vintage" details that we are fond of



We need to know the difference between "vintage" and outdated. The primary elements in a home purchase decision are the kitchen, bathrooms, and closets, as these are the areas where the age of the house is most noticeable. Perhaps your kitchen turned out great, and you're very attached to it (since it's lasted 20 years), but it will become a point against you when it comes time to sell. Websites like Houzz.es have excellent ideas for renovating kitchens and bathrooms with a moderate investment, and believe me, you'll more than recoup that investment when setting and negotiating the selling price.


c) Clean (thoroughly)

Every last corner of the house: Behind the refrigerator, the grout lines of the kitchen counters, on the most inaccessible shelf, the sliding glass doors, the extractor fan, etc. You know...


d) Sort (thoroughly)



Customers often want to know if the storage space is sufficient for their needs and ask us to open the closets. Having the inside of the closets (wardrobes, kitchen closets, bathroom closets) and shelves organized helps ensure an optimal viewing experience.


e) The smells

There are smells that are always pleasant (a freshly aired room, fresh flowers, scented candles, incense or mild air fresheners, freshly brewed coffee...), and others that can be invasive or excessively personal (pets, freshly cooked food, an unventilated space, a bedroom where someone has just slept...). It is essential - since smells are highly evocative (of both good and bad) - that before visitors, appropriate measures are taken to create an environment that is pleasant to the sense of smell.


f) Staging



Remove excess objects and overly personal items (those walls covered in family photos, children's crafts, souvenirs, etc.). Clear horizontal surfaces (shelves, tables, dressers) of those small objects and mementos that often take up so much space. Get rid of that old piece of furniture you're fond of but know no longer looks good, add fresh flowers... In short, make sure your home is as attractive as possible TO OTHERS.


g) The garden



An overgrown, weedy, and poorly maintained garden creates a terrible impression and raises suspicions, as the client will assume that if this highly visible area is in bad shape, perhaps the less obvious areas (plumbing, electrical, etc.) are just as neglected. Fix it up; make it look spectacular.


h) And most importantly: hire a real estate agent

Forget about selling your house directly; don't try to "save" on the commission—it will backfire. A professional real estate agent knows the competition for your property, knows how to set a realistic price, knows how to advertise effectively, has a strong presence on social media and the internet, and most importantly, will bring potential buyers to your home. They understand contracts, how to fix up, decorate, and photograph your house, and they know about legal, financial, and tax matters.
